Narrative

Rooted in the Land, Shaped by the Community

Blue Sky Ranch began with a simple belief: that thoughtful growth and open Colorado landscapes can coexist. Rather than maximizing density, the plan was shaped through extensive conversations with neighbors, County staff, and the surrounding community, and it evolved with every meeting. Overall density was reduced from 1,448 homes to 842, larger lots were placed along the boundaries to ease the transition with existing properties, and the heavily forested southwest quadrant of the Black Forest was preserved through dedicated tree protection standards. The result is a community designed to fit its setting, not overwhelm it.

Today, nearly 40 percent of the property, about 377 acres, is set aside as new public parks, trails, and open space that connect residents to the prairie, the trees, and the wide-open sky. Backed by responsible water stewardship and phased infrastructure that keeps pace with growth, Blue Sky Ranch is built to endure. Meet the team bringing this vision to life.
